[08:25:38] <jhaluska> I had a coworker at the time say that it was difficult to use a big belt sander to get an even sanding.
[08:26:01] <T0mW> jhaluska: heh, yeah, I've a few friends who know this stuff and they have been giving me advice. Next time, I'm going to buy a home that is "internet ready".

[08:29:17] <T0mW> showed me how to spackle, then showed me how to paint. He brought over some 18inch rollers and convinced me to use them instead of 9inch rollers

[08:30:36] <T0mW> yeah, but I was dunking the roller into the paint
[08:30:41] <jhaluska> It takes me forever, cause I don't put enough on.
[08:31:18] <T0mW> he showed me how to load up the roller in a way where I could control the amount of paint I needed on the roller.
[08:31:47] <jhaluska> Well, you're wise to do this before you move in.
[08:31:56] <jhaluska> I think it was like a month or two after I moved in till I could move upstairs

[08:44:01] <T0mW> fundamentally it is sound though. The previous owners just did not ... Well, they wore the house out.

[08:44:25] <jhaluska> I need to redo my kitchen, but I bought a project car that I've been working on.
[08:44:43] <jhaluska> I had literally rotten wood in one of my bedrooms because they didn't fix a minor leak.
[08:44:59] <jhaluska> Cost to fix the leak..I think it was less than $20
[08:45:25] <jhaluska> Cost to fix the floor, at least $200
[08:45:32] <jhaluska> Not including my labor.
[08:45:57] <T0mW> These idiots ... I removed the light over the kitchen sink in preparation to pull the cabinets off the wall, ok? So, when I removed the fixture I found that they had "hooked" the wires together. Literally, they made tiny hooks on the ends of the wires and "hooked" them togther. No tape or wire nuts.

[08:46:44] <T0mW> I wish I had taken a photo of that. YES, I keep wondering what else they had done.
[08:47:30] <jhaluska> Damn, a pink toilet.
[08:48:10] <T0mW> They installed a dimmer switch for one light. Somehow they fscked up a three way circuit such that when you throw the switch(es) it pops the breaker. I still have to get back to figuring that one out.

[08:49:47] <T0mW> probably will, nothing is there for now. other priorities and the downstairs bathroom (blue fixtures) is functional.

[08:51:24] <jhaluska> I always think you should go with color neutral items, and colorize with accessories. Pink is just hideous.

[08:52:10] <jhaluska> I forget how much I put down on my house, I think it was about 10%
[08:52:23] <jhaluska> Then I was hit with $100 a month PMI
[08:52:34] <jhaluska> So I paid off the next 10% quickly
[08:52:50] <jhaluska> I think I cut 7 years off the mortgage too
[08:53:02] <T0mW> people think that the PMI will go away once they get the 20% equity. But, problem is that the PMI bleeds you as you keep trying to get to that level.
[08:53:26] <jhaluska> yeah well if you think of it as $100 on just $10k, it's a huge interest rate.
[08:54:04] <T0mW> I got 6%, I missed 5.87%
[08:54:15] <jhaluska> Mine is 5.5%
[08:54:29] <T0mW> yeah, it was lower
[08:54:31] <jhaluska> I think I paid an extra $1k to get the lower rate.

[08:54:53] <jhaluska> Well I did the math and it was cheaper than putting the money on the house in the long run.
[08:55:30] <T0mW> ok, the bank only offered me a go/no-go choice. Either you got a mortgage with them or not.

[08:55:52] <jhaluska> But it was better to buy now

[08:56:57] <T0mW> I still keep feeling like some landlord is going to come along and tell me to stop what I'm doing.
